Leasing Consultant

Atwood Property Management is excited to offer a great opportunity for a leasing professional to join our team. We are looking for a full-time leasing consultant to work in an exciting and vibrant sales and customer service environment. Qualified candidates will have some sales/retail experience, have outstanding customer service and strong verbal and written communication skills. must love to work in high energy office, have strong multi-tasking skills and be willing to work some evenings/weekends.

We are looking for someone who can help our team maintain a low vacancy rate, and keep strong relationships with current and future residents. Additionally, candidates must be organized and possess strong computer skills. We offer competitive pay and benefits. Atwood Property Management requires a background and screening as a condition of employment.

Duties of Employee (include but not limited to):

  • Perform leasing, marketing, customer service and administrative duties
  • Receive prospect leads and follow up to set up showings
  • Show and lease all units at assigned and unassigned properties that best meet prospects housing needs.
  • Follow up with prospect after showings until prospect becomes customer or lost
  • Monitor applications, complete paperwork and collect payments as needed for successful completion of each lease
  • Coordinate with maintenance to ensure unit is ready for customer to move in on agreed date
  • Monitor and obtain renewals
  • Perform unit inspections at move-in, move-out and as needed during occupancy
  • Participate in outreach marketing
  • Assist in advertising efforts
  • Make recommendations to leadership on rates, condition, unit/property needs, and projects based on direct observations and prospect/customer feedback.
  • Participate in after-hours “on-call” responsibilities in rotation with other leasing and management staff as scheduled.

We are seeking a reliable, motivated, “people-person” with strong sales and customer service skills. You may share leasing duties with other leasing consultants, maintaining office hours 5 days a week (8:00 AM to 5:00 PM weekdays; and weekends as needed).

Customer Service Representative

  • Follow up on leasing leads from multiple sources
  • Enter prospects into management software
  • Schedule showing appointments with prospects
  • Follow-up on all showings/reschedule
  • Assist with leasing paperwork, move-in folders and keys
  • Assist with application input and processing for tenant screening
  • Assist with marketing
  • Enter maintenance works orders
  • Assist with inquiries on leasing, management, maintenance and other issues and redirect calls as necessary.

Marketing Coordinator

Marketing Coordinator Job Duties:

  • Develops and implements marketing and advertising campaigns
  • Captures campaign data and makes strategic adjustments based on results
  • Prepares other marketing reports by collecting, analyzing, and summarizing data
  • Researches competitive products through identifying and evaluating product characteristics, market share, pricing and advertising

Maintenance Technician

Join the APM Maintenance Team! Our maintenance staff are responsible for maintaining the condition and appearance while maintaining positive resident relations of all company managed properties. You will diagnose issues and make repairs in areas such as carpentry, paint, drywall, appliance, HVAC, boilers, pool, and some electrical and plumbing. Responsibilities:

  • Effectively handle resident service requests and work orders, correcting the situation within 24 hours when possible
  • Assess and repair issues including electrical, plumbing, A/C, HVAC, appliances, and interiors
  • Ensure all make-ready repairs and services are completed correctly and on schedule
  • Maintain accurate records regarding preventative maintenance, service requests, apartment make-ready status, work-in-progress, etc.
  • Respond to on-call emergencies
  • Stay current on all applicable building codes and safety standards

Requirements:

  • Experience as a Maintenance Technician, preferably in residential property management
  • Able to perform plumbing, electrical and HVAC repairs, as well as carpentry, painting, and dry-wall repair
  • Must be available to handle on-call emergency services on an as-needed basis
  • Must have personal, reliable transportation and a valid driver’s license to get to work in order to respond to on-call emergencies, mileage reimbursement provided
  • Must have own basic tools.
